Frequently Asked

Common questions about lead inspection

How long does a lead inspection take?

Most single-family inspections take 1–2 hours on-site. Multi-unit and larger commercial properties take longer. You’ll receive your written report 48–72 hours after the inspection.

What’s the difference between lead-safe and lead-free?

A lead-free certification means no lead-based paint was detected anywhere on the property. A lead-safe certification means lead may be present, but is intact and not creating a hazard. Both satisfy most rental laws — your jurisdiction will tell you which you need.

Do I need to be home for the inspection?

No — but someone needs to provide our inspector access. Many landlords arrange the inspection directly with the tenant or property manager. We handle the rest.

How fast do I get my report?

Standard turnaround is 48–72 hours from inspection. If you’re closing on a property or facing a compliance deadline, ask about expedited reporting.

How much does a lead inspection cost?

Most residential inspections fall between $295 and $395 depending on property size and location. Follow-up dust-wipe testing typically runs around $120. Get an exact quote in under a minute by calling or filling out our quote form.

Does my municipality require lead inspection?

If you rent residential property in NJ or Philadelphia, almost certainly yes. Daycares in NJ and PA also have requirements. Tell us your property address and we’ll confirm exactly what your jurisdiction requires.
