Lead Inspections for Rental Properties

Our team of certified lead paint inspectors and risk assessors specialize in inspecting all types of rental properties from single-family homes to large multi-unit properties. We conduct lead-safe and lead-free inspections to help these properties comply with the rental laws in both Pennsylvania and New Jersey

Lead-Free vs Lead-Safe

The Lead-Safe Inspection includes a visual inspection of all painted components to ensure there is no chipping or pealing paint, we then take dust wipe samples to make sure that the #1 Lead Hazard which is Lead Dust is not present at a high level. The Lead-Free inspection entails our inspectors using the XRF (X-Ray Florescent) Gun to test all the interior and exterior painted components of the property. These readings will tell him on the spot if the area is positive or negative and exactly how much Lead there is.

Soil Testing for Lead

Lead in soil does not break down. It tends to accumulate in the top two inches of the soil, but it can be found lower in soil that has been tilled. Certified soil testing for homes built prior to 1978 is essential. Our inspectors will take soil samples the soil and send to a certified laboratory for processing. Results are typically available within 48-72 hours.

Water Testing for Lead

Older homes, commercial buildings, and apartment buildings may have old lead pipes and/or lead soldered copper joints leaching this toxic heavy metal into the water you drink and into your bathwater. The cumulative effects can be ravaging to the body and brain. Our inspectors will take water samples and send to a certified laboratory for processing. Results are typically available within 48-72 hours.
