In the former case, this means your property has no lead in any painted surfaces. You will receive a Lead-Free Certification, and will never need another inspection. If lead is detected, technicians will move to a Lead-Safe Inspection. In this case, a special treated dust-wipe is used to collect particles, which will then be sent to a laboratory. If no active lead dust is found, your property will be certified Lead-Safe, which is valid for two years, or as long as a tenant occupies a unit. If a family with children age six or under moves in after this two-year period, re-inspection is required. Repair and remodeling work can often stir up lead dust, so it’s especially important to re-test after contractors have been in your property.
